THE BANK
BEHIND THE DOOR.

LTR Investments Utah, LLC is a capital bank in South Jordan, Utah, built on the two-key rule: nothing opens on one signature, and every box on the wall is documented, segregated and reconciled.

Who We Are

WHAT'S IN THE VAULT

LTR Investments Utah, LLC is organized in Utah and operates from 11713 S River Front Pkwy, South Jordan, 84095. The vault holds 48 services on four walls — and which wall a service sits on says everything about whose money and whose risk it is.

Wall 1 is the house's own book: own-account investing and speculation, investment clubs, mineral and oil royalty dealing, mortgage dealing, tax liens, venture capital and viatical settlements — dealt as principal. Wall 2 is client money under mandate: customized, fee-paid planning and advice, and management of investment funds, mutual funds, pensions, portfolios, private equity and personal investment trusts.

Wall 3 is the fiduciary side: estate administration, bank trust office functions, non-real-estate escrow and fiduciary agencies, securities custody and trust administration. Wall 4 is the machinery: exchange and virtual-currency clearinghouses, deposit and lease brokerage, protective committees, quotation services and transfer agencies.

The wall tells you the capacity before anyone asks. Own book or client's — that's the first line of every mandate and every confirmation.

THREE RULES
RUN THE VAULT.

RULE 01

Whose book, stated first

Principal or fiduciary, house book or client book — declared in writing before the position, order or mandate exists.

RULE 02

Fees in the open

Advisory and planning work is customized and fee-paid by the client — disclosed in the mandate, never hidden in spread or markup.

RULE 03

Every box tallies

Positions, custodies, trust balances and transfers reconcile to statements — an untraceable number doesn't stay in the vault.

The Standard

SEALED MEANS
SEALED.

Every box answers to a ledger. Principal positions carry the bank's own risk; client mandates carry written objectives, fees and reporting. Custody and trust balances reconcile to statements; clearing and transfer work nets to zero.

Disclosure is part of the lock: this Site is informational — nothing on it is an offer, a solicitation, or personalized investment advice. Engagements open only under written mandates, and principal dealings are documented as principal.

Common Questions

ASKED AT
THE DOOR.

It depends on the wall. Wall 1 dealings are principal transactions — the bank deals for its own account and you are a counterparty, not a client. Wall 2 and Wall 3 services are client relationships under written mandates or instruments where the bank acts for you. Capacity is disclosed before any transaction or engagement.

Customized planning, advice and counseling are fee-paid by the client under a written mandate — the fee structure is disclosed in the engagement, not embedded in products or spreads.

No. The Site describes services; it is not an offer or solicitation to buy or sell any security, contract, royalty, lien, mortgage or settlement interest, and it is not personalized investment advice. Transactions and mandates are documented separately.

Custody, escrow, fiduciary and trust-administration services are performed under the governing trust instrument, escrow instructions or custody agreement and applicable law — the document controls, not a web page.
